PCS to Fort Gordon: What a Highland Lakes BAH Actually Buys in 2026

PCS to Fort Gordon: What a Highland Lakes BAH Actually Buys in 2026

Every summer we get some version of the same call. Orders just landed, report date six weeks out, and the spouse doing the house hunt from a kitchen table three states away has already typed "Fort Eisenhower homes for sale" into Google more times than they'd like to admit. Then they find out the post changed its name twice in three years and nobody flagged it for them, so they arrive in Evans, Georgia not entirely sure whether the address on their orders still matches the sign at the gate.

It does, mostly. But the confusion is real, it is recent, and it is exactly the kind of detail that gets lost between a PCS checklist and a neighborhood tour. So before we talk about what Highland Lakes actually offers a military family, we need to clear up what to call the place you are moving to.

The Name Changed Twice, and the Hospital Never Got the Memo

The installation was renamed Fort Eisenhower in 2023, following a Department of Defense Naming Commission review of posts carrying Confederate namesakes. That name lasted about two years. In 2025 the post reverted to Fort Gordon, this time rededicated to honor Master Sgt. Gary I. Gordon, a Delta Force soldier killed in the 1993 Battle of Mogadishu. So if your orders, your spouse's coworkers, or a listing you bookmarked in 2024 still say Fort Eisenhower, that is not a mistake on your part. It is a name that existed for exactly two years and then stopped.

Here is the detail that actually catches people off guard during processing: the on-post hospital kept its Eisenhower name even after the installation reverted to Fort Gordon. Eisenhower Army Medical Center is still Eisenhower Army Medical Center, TRICARE enrollment paperwork and all, even though you will drive through the McKenna Gate onto Fort Gordon to get there. Nobody explains this at Newcomer Orientation. You just have to know it, or spend twenty minutes on the phone with Personnel wondering if you have the wrong facility.

We mention this not because it changes where you should live, but because it is a preview of the kind of small, undocumented friction that shapes an entire PCS. The bigger version of that friction is where your Basic Allowance for Housing actually lands you on a map, and that is where Highland Lakes starts to make more sense than the commute-time math suggests at first glance.

What Your BAH Actually Buys, by Zip Code

The Augusta area sorts military families into a handful of predictable pockets, and each one trades something for something else. As of January 2026, BAH for the Fort Gordon area runs from roughly $1,206 a month for an E-4 without dependents up to $2,298 a month for an O-5 with dependents. Those numbers, more than school district or curb appeal, are what actually decide which of these four areas a family ends up in.

  • Grovetown sits closest to the back gate and carries the newest, fastest-growing inventory. Prices run slightly below Evans, which makes it the default for mid-grade NCOs stretching a BAH check. The tradeoff is that whole sections are still under active construction, so the neighborhood infrastructure, sidewalks, retail, the sense of a finished place, is still catching up to the rooftops.
  • Evans, where Highland Lakes sits, runs a 15 to 25 minute commute to the main gate and carries a housing premium over Grovetown. It is the area most senior NCOs and officers gravitate toward once their BAH tier clears a certain line.
  • Martinez splits the difference. Older tree cover, easy access to I-20 and downtown Augusta, and a commute profile that works if one spouse's job or family obligations pull toward Augusta proper rather than straight out to the post.
  • North Augusta, South Carolina sits 20 to 30 minutes from post but offers larger lots and, because it is across the state line, lower property tax exposure than the Georgia side. Families willing to trade a few extra commute minutes for land and a lighter tax bill land here.

Highland Lakes' own site markets its location in airport minutes, not gate minutes, 32 minutes to Augusta Regional, 27 to Daniel Field, which tells a relocating home shopper nothing about the one commute that actually matters during a PCS. Translated into the numbers that do matter, Highland Lakes sits inside the same Evans cluster carrying that 15 to 25 minute gate commute, just toward the outer edge of it rather than the center.

The Math Behind the Highland Lakes Price Floor

New construction inside Highland Lakes currently starts at $499,900. That number is not arbitrary. It sits at a price point that assumes a household drawing BAH well above the E-4 or E-5 range, closer to the senior NCO or field-grade officer tier where a $2,000-plus monthly housing allowance can absorb a mortgage payment in that range without the rest of the budget bending around it.

That is the mechanism worth understanding before you tour a single house. Grovetown's newer, less expensive inventory exists because that is where the E-4 to E-6 population of Fort Gordon's roughly 16,000 service members naturally clusters when BAH sets the ceiling. Highland Lakes exists at the other end of that same sorting process. It is not that one neighborhood is better than the other. It is that BAH tier, more than personal preference, is quietly doing most of the sorting before a family ever sets foot on a Saturday tour.

If your BAH lands you comfortably in Highland Lakes' range, the neighborhood's amenity package changes the calculation in a second, less obvious way.

Why Built-In Amenities Matter More in the First 90 Days

Highland Lakes was built around pocket parks, stocked lakes for fishing, and a clubhouse and pool that come finished on day one. That matters more than it sounds like it should, because the first three months after a PCS are the months a family has the least bandwidth to build a routine from scratch.

Fort Gordon's on-post Child Development Centers and Family Child Care network run at high demand, enough that the standard advice is to register with MilitaryChildCare.com the moment orders are cut, not after arrival. Whatever the wait looks like for a given family, the practical effect is that a household's first weeks often lean on whatever recreation and community structure already exists close to home, not what is still six months from breaking ground. A neighborhood where the pool, the clubhouse, and the fishing pond are already operating gives a spouse managing a solo household during in-processing somewhere to take the kids on a Tuesday without waiting on a construction schedule or a CDC waitlist. A neighborhood still filling in its retail and amenity footprint asks more of a family that has nothing left to give in week three.

None of this makes Grovetown or Martinez the wrong call for a given rank or family size. It does mean the decision is rarely just about commute minutes, and it is almost never just about home price. It is about what a specific BAH tier buys once you count the built environment, not just the square footage.

A Few Things Worth Confirming Before You Sign Anything

Is the post still called Fort Eisenhower anywhere official? No. The installation is Fort Gordon as of 2025. The hospital, Eisenhower Army Medical Center, kept its name and will likely keep it for the foreseeable future, so expect to see both names on different pieces of paperwork.

Does BAH cover a Highland Lakes mortgage outright? That depends on rank, dependents, down payment, and the specific loan product, VA-backed or otherwise. The $499,900 starting price and the $2,298 top BAH figure above are both current as of early 2026 and worth running through your own lender's numbers rather than treating as a direct match.

Is North Augusta worth the extra commute? For families prioritizing lot size and lower property taxes over gate proximity, the 20 to 30 minute drive is a common tradeoff, not a rare one. It comes down to how much that extra land and tax difference is worth against ten additional minutes twice a day.

Moving on military orders is its own kind of stress, and the paperwork rarely tells you which of these tradeoffs actually applies to your situation. That is where Ehrin's own service background and MRP training come in, not as a credential on a business card, but as the reason we know to check the hospital name before you do, and to run your BAH against a specific Highland Lakes listing instead of a national average.
