Bartram Trail Real Estate Market Update: What 90 Days of Sales Tell Buyers and Sellers

That's the median time it took a Bartram Trail home to go under contract over the last 90 days. Not seven weeks. Seven days.

But that number hides something more useful. Of the seven homes that closed in Bartram Trail and Sunbury at Bartram Trail between May 27 and August 25, 2026, five went under contract in ten days or less. The other two sat for 56 and 261 days. There was almost nothing in between.

This is a fast-or-stuck market. Which side of that line a home lands on comes down mostly to one decision.

Nine homes are currently live in the combined market: seven active listings and two under contract. At the recent pace of roughly 2.3 sales per month, that's about three months of supply — competitive, but nowhere near the frenzy of a few years back.

One thing that stands out: the seven active listings are asking an average of $180.11 per square foot, and recent sales closed at $180.65. The asking prices and the market are, in aggregate, within about fifty cents a foot of each other. Mispricing in Bartram Trail is a house-by-house problem, not a neighborhood-wide one.

The single most expensive mistake a seller can make

We split the last 90 days of sales into two groups: sellers who priced it right the first time and never reduced, and sellers who cut their price at least once.
